What do You in Mind Property Investor do and how are you paid?
We have a network of people sourcing the best UK and overseas property deals 24 hours a day, 7 days a week. We reject the majority as they don’t fit our strict investment criteria so that the ones on our website are, we believe, the best on offer- unbeatable deals with genuine discounts.
We charge a finders fee, typically 1.75% (plus VAT), on the contract price of the purchased property to cover the costs incurred in this process. This compares very favourably with other companies.
Occasionally, this fee can vary and clients are strongly advised to study the Investment Brief of each individual deal.
How are you able to offer discounts?
We have built up excellent relationships with certain developers in the UK and overseas, so are able to negotiate genuine discounts for our clients.
Developers also give discounts if we make a commitment to sell whole blocks of properties or if a property is several years off-plan.
Your own research will demonstrate that the discounts are genuine and we would encourage you to contact the particular developer and check relevant websites or talk to local estate agents for confirmation. As an individual, you won’t be offered the price we can offer you.
Why do you sell both UK and overseas property?
Quite simply, You in Mind Property Investor likes to provide its clients with choice.
Some investors remain solely interested in UK properties, others in overseas properties, whilst an increasing number have built up a portfolio that includes both.
There are often slightly different reasons why an investor might want to remain in the UK as oppose to investing in an overseas market.
For example, the perceived risk of a foreign housing market with a property being further away and less accessible, is countered by the potential for greater financial growth. Some investors simply feel more comfortable investing in familiar, UK localities.
The investment appraisals we provide with each investment opportunity, plus your own research, should give you the information you need to make an informed choice.

What is the Buying Process in the UK and overseas?

Choose a property from our website that you would like to purchase. You in Mind Property Investor will check its availability and confirm the price payable by yourself.

Submit the on-line reservation form. Please print a copy, sign it and send it to us with any finder’s fee and reservation fee owing on the property (The finder’s fee will usually be 1.75% % {plus VAT} of the contract price).

Within 10 days, you will receive from us confirmation of receipt of the reservation form, reservation fee and finder’s fee.

The developer’s solicitor will send out contracts to your solicitor. (This will be either our nominated solicitor, or one of your choice, depending on the development) and you will be required to sign and send them back within a certain time-frame.

On exchange of contracts, both parties enter into a legal obligation - you to buy the property and the developer to sell the property to you. Either you or the developer can be sued if they do not complete.

Before completion, you need to ensure that you have the finance in place to pay for the property (either cash, mortgage, bridging loan, etc) so that on completion you pay the balance owed on the property minus any reservation and finder’s fee. In addition, you will need to pay any stamp duty and financial or legal fees due.

You will then be the legal owner of the property.
Points of Interest
Many of the overseas properties have a longer time-frame as they are purchased off-plan. We will contact you regularly to keep you aware of developments and what is required of you at each step of the purchasing process.
Fees are non refundable, unless the developer or You in Mind Property Investor fails in their contractual obligations and a development falls through. In these circumstances, you will receive a full refund.
It is the purchaser’s responsibility to ensure that they can afford the property. If in doubt, You in Mind Property Investor would advise you not to proceed with any purchase.
You may wish to furnish your property to give it the edge on other
rented properties and to maximize its potential.

Am I obliged to use your solicitor, mortgage broker and any other specialists involved in the purchasing process?
You in Mind Property Investor uses experienced specialists who are able to complete the purchasing process promptly (whether it is a UK or overseas property) and at reasonable cost.
There are times where you will be able to use your own specialists for UK purchases and these will be indicated in individual deals investment appraisals.
Can I purchase a property with little or none of my own money?
Yes, but much will depend on the individual deal, whether it is a UK or overseas and what is acceptable to the developer, be it a gifted deposit, exchange bond or any other form of payment.
Is there a membership fee?
No. We believe that by sourcing the best UK and overseas deals for our clients, and then working with them at every stage of the purchasing process from exchange of contracts through to completion, we will build up a relationship with you which will result in your repeated business.
